Under such schemes you are able to buy a 25%, 50% or 75% share in your home. You pay a rent on the share that you don't buy. So for example if you moved into a shared ownership property worth £135,000 and purchased 50% you would need to finance £67,500. Some lenders will allow a 100% mortgage on your borrowing figure but you would get a more competitive rate if you are able to put down a deposit. If you put down 5% (£3,375) you would need to borrow £64,125. Monthly payments on an interest rate of 4.6% would be £360 (as opposed to £725 a month if you took out a mortgage for £135,000*). It must be noted that you would need to pay a monthly rent for the other 50% of the property. Clearly these figures are more affordable for first time buyers and provide an opportunity to own a share in a property. Also, when you can afford to do so, you can buy more shares until you own your home outright.
